What is your cancellation policy?
Cancellations made in writing more than 60 days before arrival receive a full refund less any processing fees. Cancellations less than 60 days before arrival forfeit all payments — no exceptions. Early check-out or a shortened stay is not eligible for a refund. Travel insurance is strongly recommended; we do not sell it.
What payment types do you accept?
Visa, MasterCard, and American Express.E-checks via scanned voided check.Wire transfers accepted for international guests. A processing fee applies to credit card payments.
What is your payment schedule?
A 50% deposit is due at booking to secure the reservation.The remaining balance is due 60 days before arrival.
What taxes and fees will I see on my reservation?
All reservations are subject to Arizona state and City of Sedona Transaction Privilege Tax (TPT). A processing fee applies. All fees are disclosed at the time of booking.
What are check-in and check-out times?
Check-in is at 4:00 PM.Early check-in may be available based on property readiness — contact us before arrival and we will do our best. Check-out is at 11:00 AM.
Are events or parties permitted?
No. House parties, weddings, retreats, and organized events of any kind are strictly prohibited by Sedona city code and our rental agreement. Violations result in immediate termination of the reservation.

Is my payment and personal information secure?
All payment information is encrypted. Personal information is shared only with the third parties required to process your reservation and will never be sold.
What if something goes wrong during my stay?
Contact us directly. We have local team members available to address maintenance issues and guest needs throughout your stay.

What type of management does Vivid offer?
Short-term vacation rental management only. We do not offer caretaking, long-term rental management, or non-rental property services.
What does Vivid's management include?
Professional listing setup and photography, dynamic pricing management, guest communication, housekeeping coordination, maintenance coordination, TPT compliance and tax remittance, and regular performance reporting.
What kind of properties does Vivid work with?
Vivid focuses on luxury Sedona vacation homes — properties with strong positioning, quality finishes, and the potential to perform at or above the market median of $75,000/year. If you're unsure whether your property is a fit, request a free income estimate and we'll be honest withvyou.
Do I need permits to list my property as a short-term rental?
Yes. Arizona requires a Transaction Privilege Tax (TPT) License, and the City of Sedona requires a local STR permit. Both must be in place before a property can be legally listed. Each rentable unit on a property requires its own permit. Vivid manages this process on your behalf.
Are there restrictions on how my property can be used?
Yes. Sedona prohibits short-term rental properties from hosting special events of any kind — weddings, retreats, conferences, or organized gatherings that require a separate event
permit. Violations can result in permit revocation.
What can my property realistically earn?
The Sedona STR market has a median annual revenue of $75,000 with a 68% occupancy rate across all listing types. Luxury properties with strong red rock positioning and professional management are well-positioned to perform above that median. Request a free income estimate for a number specific to your property.
Yes. Vivid manages all TPT license compliance, collection, and remittance for every property in our portfolio.
CanI use my property personally while it's under management?
Yes. Owner hold periods can be scheduled. Details are outlined in the management agreement.
